What a New Furnace Costs in Metro Vancouver (2025-2026)
A high-efficiency gas furnace replacement in Metro Vancouver typically costs $5,500 to $11,000 installed, and an electric furnace $4,000 to $7,000. Common repairs, such as an igniter, flame sensor, pressure switch or blower capacitor, run $250 to $900.
Replacing a gas furnace like for like is still allowed everywhere in Metro Vancouver, including the City of Vancouver; there is no rule requiring a zero-emission replacement in an existing home. Many owners now price a heat pump or a dual-fuel setup alongside the new furnace before deciding.
What you will actually pay
Typical Metro Vancouver ranges for 2025-2026.
- High-efficiency condensing gas furnace, installed $5,500 to $11,000 Size, brand tier, venting and duct or return-air changes
- Electric furnace, installed $4,000 to $7,000 Electrical capacity and duct condition
- Heat pump added to the furnace (dual fuel) $8,000 to $14,000 The furnace becomes backup for the coldest days
- Common furnace repairs $250 to $900 Igniter, flame sensor, pressure switch, blower parts
- Diagnostic service call $120 to $250 Often credited toward the repair
Repair or replace
A furnace typically lasts 15 to 25 years. A single failed part on a furnace under about 15 years old is usually worth repairing. A cracked heat exchanger, a furnace past 20 years with repeated failures, or a repair quote above roughly a third of the replacement price usually tips the answer to replacement.
A condensing furnace vents through plastic pipe out the side wall and drains condensate, so the venting plan is part of the quote; if the old chimney also served a gas water heater, that heater may need its own venting solution. There is currently no general rebate for a like-for-like gas furnace in Metro Vancouver, and BC Hydro's heat pump rebate does not apply to a home heated by gas.
Permits for this job
Replacing or removing gas equipment needs a gas permit. Six Metro Vancouver municipalities issue their own gas permits for most residential work: the City of Vancouver, Richmond, Burnaby, Maple Ridge, the City of North Vancouver and the District of North Vancouver. Everywhere else in Metro Vancouver, including Surrey, West Vancouver, Coquitlam, Port Coquitlam, Port Moody, New Westminster, Delta, the Langleys, White Rock and Pitt Meadows, the gas permit comes from Technical Safety BC. Gas work must be done by a gas fitter employed by a gas contractor licensed with Technical Safety BC. In the City of Vancouver, switching to a different type of heating system also needs a mechanical permit (since July 2022), at $432 plus $15.30 per kW for a one to three storey building; a like-for-like swap of the same fuel, type and capacity does not. The contractor normally pulls every permit and includes the fees in the quote.
Before you sign
The quote should show
- A heat loss calculation, not just the old furnace's size
- The exact model, capacity and efficiency rating
- Venting, condensate drain and any chimney or water heater venting changes
- The gas permit and inspection, and removal of the old furnace
- The warranty on parts and on labour, and who registers the equipment warranty
Ask the contractor
- The contractor's Technical Safety BC gas contractor licence number, and WorkSafeBC coverage
- Whether the price includes the gas permit
- What happens to a gas water heater on the same chimney
- Whether a heat pump or dual-fuel option was considered, and what it would cost
- How long the quote is valid
Quick answers
Why do furnace quotes differ so much?
Equipment tier, whether a heat loss calculation was done, venting work and whether permits and removal are included. Compare quotes line by line, not just on the total.
Can I still install a gas furnace in Vancouver?
Yes. A like-for-like gas furnace replacement is allowed in the City of Vancouver and the rest of Metro Vancouver, with a gas permit.
